<p>To compile our Top 10 list, we started with the nation’s 100 largest metropolitan statistical areas based on population. From there, we narrowed the list further by selecting market with at least 200 sales transactions in January 2012. The list was then pared down by selecting metros where the average foreclosure sales price was at least 30 percent below the average price of a non-foreclosure home. We also looked at unemployment and sales prices and then tabulated which metro were the best to buy foreclosure in.</p>

			<content:encoded><![CDATA[<p>As I was sleeping last night, I was awoken by my baby girl crying from her crib.  She doesn’t typically do that and it was obvious that she was very upset.  I sat up in bed and got my bearings, looked at the clock to see it read 12:02.  I stood up and walked to the door, then to her room.   I opened her door to see a tear filled face.  I spoke softly to her to see if she might lie back down and just needed to be comforted.  Her crying increased and she made it quite clear that this was not an option.</p>
<p>I picked her up and took her into the living room and we stretched out on the couch together.  I covered us both with a large blanket and I continued to speak softly to her.  The crying ceased as soon as we laid down, only to get up one last time for a clean bottle of milk.  We went back to the couch and she played with her cup and her ‘binkies’ but barely uttered a sound.  A few minutes later, I could hear her breathing change; she was drifting off once again.  The light was shining in the back door as if a soft spotlight allowing me to see her beautiful face as she slept, a site I don’t get to see as often as I’d like.  For the next hour plus, I had the pleasure of gazing at the beauty and innocence of my daughter and did my best to soak in every second.</p>
<p>She began to move around a bit making me a little less comfortable with lying on the couch so I decided to try and lay her back down in her bed.  She objected in a soft voice as I scratched her back, then I said ‘goodnight pumpkin, see you in the morning’ and closed the door.  One more quick cry, then complete silence&#8230; she was asleep!</p>
<p>I returned to the bed and my wife leaned over to me and asked ‘is everything okay’.  I responded ‘I just got to lie next to our daughter and stare at her beautiful face for the last hour and a half, so yah, everything is Great!’</p>
<p>She will turn Two this week and I’m thankful for every second I get to spend with her.</p>
<p>Thank you God for the beautiful gift that we share our lives with every day, she’s an amazing blessing to us and those we know and love!</p>

			<content:encoded><![CDATA[<h1>Is there something bigger and better than Apple on the Horizon??? Possibly&#8230;in 2016&#8230;.</h1>
<p>In Forbes Magazine today, there is some speculation that Google could upstage Apple in 2016.  How?  By creating yet another &#8220;I can&#8217;t live without it&#8221; technology invention.  Apple saw people jump onboard to it&#8217;s company with the ipod, then the iphone, now the ipad.  Most tech companies are one invention away from this kind of superstardom.</p>
<p>Google is working on  that invention now.  They call it Project Glass.  The idea is to incorporate everything we utilize in all of our current gadgets into a &#8220;hands free&#8221; system comprised of glasses that interface with everything we use now.  It is conceivable that is the next evolution in mobile computing.   Google is planning to market it with the Android name.  And just as the Android as apps, you can be sure, this new system will have plenty of new features.   Picture this- instead of utilizing a GPS, maybe  having a 3D map float in front of your face while walking through New York City.  Is this a guarantee Google will take over as the leader?  No, but it could be the stepping point to becoming the next big thing in technology innovation. Watch for more news on this in the months and years to come.</p>

			<content:encoded><![CDATA[<p>Everyone knows that a professional home inspection can uncover previously unknown problems, both major and minor, allowing issues to be addressed before the sale is complete. But by taking some important steps to prepare the property for inspection, homeowners can avoid some basic problems that might otherwise affect a clean inspection report.</p>
<p>Disclosures are a key component of any real estate transaction. Past problems including fire or water damage should be noted in the disclosure documents. Homeowners need to have access to building permits and plans issued for any major renovations; proof that such changes were done legally is extremely important. If there was work done that lacked proper permits, this will need to be disclosed as well. Have invoices and warranties available for major improvements, roofing, furnaces, and major appliances.</p>
<p>Routine exterior maintenance is an easy way to keep up with minor problems before they escalate. Prior to inspection, repair any damaged masonry on steps and walkways, and seal cracks in the driveway. Not only will the home look better, but future problems can be prevented. Recaulk around exterior doors, windows, and flashing, and replace any missing or damaged shingles.</p>
<p>Inside the home, relatively minor fixes can improve the home inspection results. Repair leaky faucets and fixtures, and recaulk around tubs and sinks. An electrician should inspect receptacles and switches and make any needed repairs. Replace any cracked or broken window glass, and loosen any windows that are painted shut. If there is a fireplace, have it and the chimney cleaned and checked by a professional. If the home inspector can&#8217;t see into the chimney because of soot buildup, they won&#8217;t be able to inspect it and may need to return after it&#8217;s cleaned.</p>
<p>Arrange service for the furnace and central air conditioning so that any issues can be addressed before the home inspection. If the home has battery-operated smoke detectors, install fresh batteries and install additional units if any are missing. Install carbon monoxide alarms if the home does not have them.</p>
<p>On the day of the home inspection, a few easy steps will facilitate the inspection process. First, allow sufficient time for the inspection. A professional home inspection will take two and a half to three hours on average, longer if the home is very large. Most homeowners choose not to be present for the inspection, though the potential buyer will usually want to be there. The homeowner will need to provide keys to any locked areas, and access to the attic, crawl space, storage sheds, the garage, and yard. Be sure that the inspector has access to components such as electrical panels, the water meter, and gas meter. Move objects from around the water heater, furnace, and central air conditioning unit so that the inspector can access them. In winter, clear walkways of snow and ice for safe access to the home.</p>
<p>Make arrangements for pets to be out of the home or in a crate for their own safety and that of the home inspector. Dogs in particular can be disruptive, and some may even be distressed by having an unfamiliar person in their &#8220;territory&#8221;.</p>
<p>It is always a good idea to store small valuables and medications out of sight and in a secure location for your own peace of mind. One option is to simply take them with you when you leave the home during the inspection.</p>
<p>Taking these steps can go a long way in preventing or addressing problems that could negatively affect the inspection report. An inspection-ready home presents itself best for evaluation and makes the entire process go more smoothly.</p>
