Seller’s Guide
The Seller’s Guide is not an actual booklet. As you can imagine, if we just gave those away to everyone, we’d be providing our competitors with information that took us years to put together.
The Seller’s Guide is better described as a Consultation.
Allow me to give you an example of what would happen if you contacted Dave Galt or Becky Blossom to speak with you about listing your home.
Schedule a time to meet for 10-15 minutes
1. We would schedule a time that works for you, to come to your home. We prefer to see your home first prior to making any assumption as to the value of your home. (Ex: you may own a home built 20 years earlier but perhaps you’ve spent a lot of time and money updating your home, better to see that first hand) Note: this first visit typically only takes 10-15 minutes. We’re there to take notes about upgrades and overall condition of the property. This is a great time to share why you purchased the home.
Research comparing your home to similar homes to establish a fair market value
2. Once we leave with the information collected, we enter the vital criteria into the database and searches for similar homes in the area, looking for key common traits like age, size location, condition. Upon completing his research, we’re able to print out an Comparative Market Analysis (CMA) which compares homes side by side to yours, establishing a value to your home based on current market conditions. Present the Market Analysis results and discuss Marketing Strategies
3. We meet with you again to present the CMA to you in person. This is your opportunity to ask as many questions as you’d like about how this number was reached. Our intent is to provide you with the most accurate and realistic information. You may not always agree with the number we present, but we promise you that it will be our honest opinion. After the CMA has been discussed, we will then discuss the Team’s Marketing Strategy, reviewing details as to how we aggressively market your home in today’s market. This second meeting typically takes an hour.
We come prepared, but there are never any intentions to have you sign anything, we work at your pace!
4. Each Team member always comes prepared to list your home that night but let me make it clear, we’re there to help you accomplish what you want to do. Need time to think, we understand and will encourage you to take as much time as you need. We do not want you to rush into anything nor feel rushed by us.
Assuming you do sign a Listing Contract with us, we then take the necessary steps (as discussed during the Marketing Presentation) and get your home Listed and Sold!
